Dear Shareholders and Residents
Welcome to the newsletter and particular welcome to new residents who have moved here since last year. We hope you enjoy living in this special place.
As stated in our newsflash statement issued in May this year, the Granville Cliff Estate Residents Committee and the Granville Cliff Estate Company agreed that the running and administration of the estate should be in the control of the Company.
The meeting in April with our Solicitors and Accountants, who advised that for clarity of management and for the legal protection of individuals who administer the estate, making decisions on behalf of the shareholders and residents, this is the way forward.
The Company will carry out all the duties of the Residents Association and will adopt the Constitution and estate rules as before.
An Annual General Meeting of the shareholders and residents will be held on Wednesday 10th October 2018 at 7.30pm at the Seasalter Christian Centre, Faversham Road.
The Residents Association funds will be transferred to a new account in the name of the Company. The funds, as before will be held in trust for the maintenance and protection of this private estate for all our residents.
The residents Committee and the Directors of the Company are certain that this is in the best interests of the Shareholders and Residents and ensure the future of this private estate.
Estate Maintenance
The Estate grounds are now being maintained by two residents wearing high visibility waistcoats with “Working on behalf of the Granville Cliff Estate”. They have replaced the gardener who has worked for us for several years, who terminated his contract to pursue other business interests. The white concrete posts have been painted and grass areas cut and the estate is being generally tidied. The mirror has been replaced at the Admiralty Walk rail bridge.
A Contractor has been employed to install edge protection posts along the front of Preston Parade to prevent unauthorised parking. We intend to extend the posts eventually to the whole length of Preston Parade.
The St Marys Grove entrance has a new planter and in this dry weather it would be helpful if nearby residents could water the plants, thank you.
As you may be aware, the travellers have returned and are parked at the Blue Anchor corner. We have informed Canterbury City Council who own the land.
Roads
The contractor has been instructed to repair the roads following the winter damage and the continual traffic from building sites. Small potholes and general wear of the road surface will be worked on. Could you moderate the speed of your cars near where the contractor will be working. The speed limit is continually breached, by contractor vans and residents. Children are here for the summer break, and we have had some near misses.
General Notices
We remind all residents parking on the grass banks of the estate encourages unauthorised parking by day trippers and dog walkers. Please refrain from this practice. A reminder of the boundary rules regarding the line of telegraph poles. The land forward of the line is owned by the Company and is reserved for the services which run beneath the surface. Gas, water, telephone and electricity services are present here and no fences or permanent obstruction should be placed on this Company land.
The treasurer Mr Bill Taylor is pleased to report that all but three residents have paid the annual charge. We have outstanding accounts for two redevelopments and two new builds, which we will be pursuing.
Will residents who have deposited rubbish on the beach please dispose of it in the next few weeks. If you are burning it, please pick a day with an offshore wind blowing. Beach Clean Day will be Sunday 29th July, if you can volunteer an hour to collect debris from the beach, we will arrange for disposal by the Canterbury City Council.
An inspector from Natural England will inspect the estate on Tuesday 3rd July in response to our appeal to the Secretary Of State objecting to the National Coastal Path being routed through our estate.
Please remember all our administration and business is conducted by our volunteers who work tirelessly to ensure the Granville Cliff Estate remains in private ownership for the benefit of us all and we believe it really is an exceptional place to live.
